I made the HUGE mistake of hiring Certa Pro to do several interior rooms of my house, and remove popcorn ceiling in a bathroom. What a nightmare! They didn't paint any door jams, they broke a cedar window sill-and didn't bother telling me, they gouged a hardwood floor, they never sealed the room that had the popcorn removed--causing white powder to be in all rooms of a 2 story home. I can go on and on. Horrible company

Sometimes you just get that gut feeling and we went with it. We were so luck, he and 4 guys showed up and worked really hard for a few days to paint every inch of our new house, and our baseboards. He came in under budget at that. He also recommended great paint and colors that were complementary to our new floor. His team was very careful with our new wood floors, put drop cloths down everywhere and did not scratch a thing. They were friendly, fast and did a fantastic job. We hired him again a few months later to paint a rental that we have. We would use him again, but won't need to because the house looks so good. Maybe when we want to changes colors...Highly recommended.
Paint will be your next-biggest cost, at anywhere from $20 to $70 or more per gallon, depending on the sheen, the grade you’ve chosen and any special features. Some paints, for instance, are mold resistant. Others suppress smells or require fewer coats. Some have a lifetime warranty. Paints with warranties, however, may not be worth a higher price. In Consumer Reports tests approximating nine years of wear, only a few exterior paints and stains with lifetime warranties held up well. But “you’ll grow tired of the color long before a good-quality paint wears out,” Bancroft says.
I agree with Jeff below, these prices are far below what I see on the market in the Portland Or. area. When one uses the term "paint the house" what exactly does one mean? Any fool can buy an airless paint sprayer and put paint on a house. New homes built with fiber cement siding paint clean and easily but older homes built with wood require much prep work.

One of the most popular painting applications in the industry, ColorSnap suggests colors that will work in at your job site. Simply take a picture of the room, entryway or whatever else, and the software will find up to eight colors that will create a beautiful space. In addition, the program will suggest coordinating colors and help you locate the nearest Sherwin-Williams store.

Historically, the painter was responsible for the mixing of the paint; keeping a ready supply of pigments, oils, thinners and driers. The painter would use his experience to determine a suitable mixture depending on the nature of the job. In modern times, the painter is primarily responsible for preparation of the surface to be painted, such as patching holes in drywall, using masking tape and other protection on surfaces not to be painted, applying the paint and then cleaning up.[2] Home Painters Westminster Colorado
Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit. House Painting Westminster Colorado
I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". The fact of the matter is the average consumer usually isn't a paint expert and can't be expected to know about all the factors that impact coverage. That knowledge is considered "means and methods" and in a court of law, the responsibility lies with the painter or general contractor, not the consumer. What the consumer should be concerned about is the final result-does it look good and is it what you expected? The simplest way to communicate this to your painter is to stipule in your written agreement that the number of coats will be "as required to cover". That way all the guess work about what kind of primer, how many coats, how color affects the scope of work, etc., is removed from the consumer's responsibility and resides where it belongs-with the professional. In the contract that's why retention is always a good idea-typically 10% is withheld from payment until the job is completed to the satisfaction of the customer. Of course in return you as the customer have to be reasonable about what constitutes a completed job. Just my $.02.
Sand the trim with a fine-grit sanding sponge. Sponges get into crevices where sandpaper can’t go and let you apply even pressure. Then apply the first coat of paint, let it dry at least 24 hours, lightly sand it again for a completely smooth surface, and apply the second coat. After each sanding, vacuum the trim, then wipe it down with a tack cloth to remove the dust.

Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!
“They were very punctual during the entire process - from coming to do the estimate to doing the actual work. They did exactly what they said they would do and the entire crew was very friendly. We had our exterior done - brick, wood, metal railing & stairs. They knew the process & products best for each surface. Highly recommend them and would use them again. ”
Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. So the painters did not paint it. To his credit, he did instruct them to paint it when I brought it to his attention. If I had the job to do over again I would look for an individual who came with referrals from happy customers rather than a franchise owner..

David and his painting team were able to start working even sooner than they had told us originally and they finished much faster than we expected. This was so helpful to us since we were able to start moving things into our new home once they completed their work. We are so happy with the paint colors we chose; David made it easy for us by painting 3 different samples on the outside of the house to help us look at them as the light changed on the house for different times of day. We loved that he offered this to us since we were having trouble picking between 3 different shades of green.

Regal Select is pretty much our go to line for interior walls and ceilings. The exterior line of this product is outstanding for stucco. This product has been around a long time with slight improvements over time. Basically this line has been the back bone of all the Benjamin Moore's paints. The new versions are now using the gennix tints which are great against color fading. We have been using this line for close to 20 years now and have never been disappointed.
Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.
Beginning with the prep work and ending with last coat of paint or the finishing, an exterior paint job will last anywhere from one to two weeks. After completion, homeowners using low-quality paint will need to repaint every four or five years to keep it well maintained; homeowners using high-quality paint can go longer without a new coat -- usually about seven or eight years, depending on the type of paint and material.

Patrick is wonderful. He is professional and goes the extra mile to make sure the job is done well. He was fast and efficient from the moment we hired him to the completion of the job. His rates are reasonable. He is detailed oriented and did a thorough job on the exterior of our home. We will definitely hire Patrick again for any of our future painting needs.
"Hired a Brand Name painter, we agreed on a price and timing where the home would be empty. Painter shows on a Tuesday to get started, paid a down payment and left. By the time I got to DFW airport, the contracted painter backed out. No worries they got a second crew for the next day. That crew looked at the job and said they couldn't finish before I moved my household good in. Now we move on Saturday because the movers were scheduled and could not change the dates and I reached out for more bids. Scott Finklestein from NextDoor painting responded within minutes of my request. Came over on a Sunday no less and provided a very fair bid and we accepted. Big kicker was they could start the next day. All I can say is WOW, what customer service! We agreed to the timeline and I jokingly kidded Scott, "you finished 8 minutes earlier than I had asked for"! Our home was painted the colors we asked for, it is perfect, the crew was friendly, hell they even fixed the sheet rock where we had plumbing installed! These guys are the real deal!! Thank you Scott, Jose and your team! Our home is now BEAUTIFUL!"

When calculating total cost of your project, one of the most important factors to consider is the paint itself. Paint costs will be determined by the quantity of paint and primer required to complete your project, as well as the quality of the paint you choose. You can use this paint calculator to estimate how much paint you will need.. Once you have an idea what you're working with, go to your local home improvement store and compare the costs of a gallon in person. Painting professionals can also quote average prices from their years of experience working with different paint qualities.

Every home has details that can be accentuated for amazing looking visual appeal and first impressions.  The key is to not make the wrong details stand out.  Entryways, windows, shutters and other details on the home can be painted to make their design noticeable.  However features such as gutters, downspouts, external air conditioning systems, unevenly proportioned windows and protruding garage doors should not be completed to draw attention to them as this will provide a negative results.

Painting the interior of your home can give it a fresh new look. People paint their interiors to revive tired or dirty walls, match a new interior design, brighten a dark room, or to visually change the scope of the area. Because many interiors follow what’s known as a “color story,” or a cohesive color design throughout the home, it’s not uncommon to paint the entirety of a home interior at one time.

Painting contractors must also carry out administrative and marketing duties. They prepare final accounts for customers based on the original estimates and any additional work. They analyze the cost of the job compared with the estimate to calculate their profit. They market their business through activities such as setting up websites, asking customers for references or contacting property maintenance companies with details of their services. “Our house is 15 years old and was in dire need of some updating. We found Platinum Painting through Angie's List. We had almost the entire interior of our house painted including closets, pantry, interior doors, front and back doors along with trim work around the garage doors that they repaired and painted and then painted the garage doors as well. Chris Adkins was our project manager with Platinum and we could not have asked for anyone more professional and knowledgeable.”

Upon first impression they were amazing and gave a great quote to paint my house in Pacific Palisades.  We settled on a start date of December 3rd.  The date came and went and they did not show up.  I had to follow up with them and they said they would come the first week of January.  I have put two calls into them today and they have not returned my call. When hiring a contractor it is always best to hire one who is personally referred to you by someone you trust. Hiring through ads or phone book is hit and miss. Check with your local paints stores, they know the good guys from the bottom feeders. Go to the stores that sell the high quality paints like Benjamin Moore(nonpareil), Pittsburg, Sherwin Williams or Glidden. Don't go the the big box stores for referrals, the people there don't know squat!
To industrial and institutional. I also own and operate a professional painting company of elite painters ONLY 5 ELITE PAINTERS, and pay them good money for being elite. Less is better in my opinion. The fact is this a homeowner and a painting company owner can both be taken advantage of by hustlers and liars and amateurs posing as pros. I have had many laborers tell me they can paint. " Oh yes sir I can paint, I'm a painter of 8 years. Yes sir I can cut a straight line." Some people will say and do anything to get a buck. If yoir on the job to see their rookie mistakes you may have time to save your reputation before disaster ensues and fire them on the spot. As a painting Company owner if your not on the job with your crew at least 3 out of 6 days every week your taking a huge risk of damaging your reputation and losing the respect of your team. Homeowners want to deal with you or the crew boss (jobs site supervisor) not "the painter". Many things I have read are right on. Painters for the most part will milk a clock for all they can and still do a good job. But amateurs will leave your projects in shambles and the only ones to pay for it is the contractor and the homeowners. But an elite painter and crew will try to complete a project as quickly as possible and move on to the next one. They understand bonuses, incentives, and promotions. My company provides the opportunity for a homeowner to meet each member of the crew and shake there hand on day one. There is also a differentiation between the crew boss and the crew by the uniforms they wear. Should the homeowners have any issue at all they know exactly who to go to to get results. This eliminates the age old problem of who screwed up? I have found that by me putting on my whites and giving my crew the opportunity to out do themselves on each project it ignites competition, pride in skill, and excellent commraderie amongst the team. We all hold each other accountable. Choose your contractor by the crew not the owner. The crew is a direct reflection of the Company owner. No room for rookies on fine finish painting. Go pro for painting and you won't regret it. With that being said homeowners should always remember that you get what you pay for. With paint and services. In most cases it will be well worth a few extra bucks to get elite results. Never go with the cheapest bid there is always a reason why it's so low.

I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.

I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.
David took so much pride in his work and was really wonderful about communicating with us each step of the way. His crew painted the interior AND exterior of our home in maybe a week or less. I love how they painted our pipes outside of the house to match the colors- I'll attach a picture to show what I mean. Their attention to detail was fantastic! They seriously did not miss a spot and there was zero paint in any place that it wasn't supposed to be!

You can save a bundle by doing the labor yourself. The biggest DIY expense is paint. Other expenses include buying or renting supplies and equipment, like caulk, primer, brushes, rollers, tarps and ladders or scaffolding. Freeman advises applying paint with brushes, not a sprayer. “If you overspray all the window frames and overspray your shingles and your sidewalks and the brick on the front of the house, you do damage that is not easily fixed,” he says.

Start painting near the top of the house and work your way down. Apply paint to the butt or bottom edge of the siding first, then paint the broad surfaces. To avoid lap marks, always try to brush from one wet surface onto another wet surface. When that's not possible and you must paint onto a previously painted and dried surface, overlap onto the dried-paint surface by several inches.
I have a Home Improvement/Painting business, and Angie's List always advertises that that everyone is out to get them. Of course there are people who try to take advantage of homeowners My reputation and repeat business is based on word of mouth. Shoddy work is always a way to get put out of business quick. As far as strictly painting, preparation is a big factor in getting a quality paint job. If you don't prepare the surfaces you are painting you are spinning your wheels, and wasting money, no matter what paint you use. Getting a deposit from a customer is beneficial, but not always necessary. Sometimes it is a godsend, when you get stuck by the customer, which has happened to me more than once

These are some fantastic questions to ask and I particularly like the one that is concerned about safety for the painters. After all, if you have a large home and you’re hiring them to paint the exterior of that home then they’ll likely be on scaffolding. Because of that, you need to make sure that the contractor not only provides appropriate safety training, but has the correct liability insurance as well. House Painting Westminster Colorado
